The cottage is 100 years old but holds its age well. It is situated in Snowshoe Bay which is a safe harbor in all winds. You can tie a boat(s) to our long dock and leave it there the entire week(s) of your stay. Imagine walking down to the dock and getting into your boat with hot coffee in order to be at the best fishing hole before anyone else. You are close to great bass, salmon, perch, walleye and lake trout fishing. Lake Ontario is a few feet away. You get there by going through the 'cut', a causeway to the lake right in front of you. After a day on the boat come back to the cottage and sit on the screened in porch and cook your fish or a steak while the kids fish off the dock right in front of you. Don't have a boat, use our paddle boat to get out to some great bass fishing. Well behaved small dogs would be considered.

There are many fishing charters available in Henderson Harbor and boat rentals at our local marinas for a reasonable price. If you own a boat, there is no place to park or turn a boat around on our road, which is a dead end. However, let us know before you book and we can discuss local options for parking your boat. For the more adventurous, the Black River in Watertown boasts some of the best whitewater rafting in the country. Explore the area with day trips to the Renaissance Fair, the Thousand Islands with ferry rides to Boldt Castle, and the Enchanted Forest Water Safari in the Adirondacks. An evening is not complete without a trip to The Trolley for an ice cream cone, an upstate NY summer tradition. This three bedroom, one bath home sleeps six adults comfortably. One room has a king bed and two rooms have a pair of twin beds. Two of the bedrooms have window air conditioning units. There is a full size washer and dryer available.

Thank you for your interest in renting our house (we call it camp). We think it is paradise. The camp has been in our family since 1951 when my husband's grandfather bought it. He has been to camp every year of his life. It is a very special place. The camp is 50 feet from Lake Ontario, and Cranberry Pond is on the other side. You will be able to swim and watch sunsets in your front yard, sunrises from the backyard. Details: The camp has 3 bedrooms, one bathroom (shower, no tub), kitchen, living/dining room and enclosed front sun room. One bedroom has a queen bed, work desk and sitting area, one has a full bed, and the other has two single beds. Additionally, there is a futon that sleeps 2 and a daybed. There is potable water in the kitchen and bathroom sink. The rest of the house water is from a well. There is an oven, microwave, toaster, skillet, blender, dishes, utensils, serving platters, washer/dryer, etc. There is a gas grill outside and an outdoor fireplace (build by grandpa), picnic table, etc. There is also a TV and DVD player (the TV does not get any channels; you can bring a streaming device). Lake Ontario is the front yard, usually pretty shallow for some distance before getting deeper. There are a few other beaches a short walk away and all accessible to Montario Pt. residents and guests. Camp is just south of Southwick Beach State Park, and 45 min. N of Syracuse. Guest Access Private road with onsite parking. Full access to the property, including outdoor gas grill and furniture. Access to Montario Pt. private beaches. The storage shed and a storage closet will remain locked. Interaction with Guests You can reach us on our cell phones while you are staying at the camp. The Neighborhood The neighborhood is a quiet summer residential neighborhood on a private gravel road nestled between Lake Ontario and Cranberry Pond. Our neighbors and their families have been in these homes for generations. Getting Around Montario Pt. is in Mannsville, NY, about 45 min. N of Syracuse, and 15 min. from Pulaski, just off Route 3. Boat launch/popular kayaking destination is just down the road at South Colwell Pond. Other Things to Note Bring your own bedding. There is potable water in the kitchen sink and bathroom sink. The rest of the house water is from a well. Please note that the house is on septic, so be aware of water usage (showers, flushes, laundry). There is no trash pickup during your stay. You must take all trash and recycling to the dump or take it with you when you leave. There is no cleaning service between renters. Please leave time to clean the camp before you leave.

CATFISH POINT HAS A ROWBOAT INCLUDED! You'll have fantastic views from the Lakefront cottage on Black River Bay, which leads into Lake Ontario. Private and Secluded, with 255 feet of shoreline on Black River Bay, the house is a furnished 2 bedroom, one bath cottage and is fully equipped for your convenience. We do ask that tenants bring their own sheets and towels, though. The property is located on a peninsula, jutting out into Black River Bay which affords Beautiful, Panoramic (180 degree) views of the Bay from the deck. There is a Screened in room on the large outdoor deck with a table and seating for 4 adults for those sunrise breakfasts or evening dinners. The Large Living/Dining room has a wood burning fireplace, TV, over 100 older VHS tapes, stereo, a dining room table with seating for 6 adults, a Comfortable couch and 2 chairs, and a large wooden coffee table. The water is mostly shallow, except in front of the house, so it warms quickly in the summer. We are located two miles to Sackets Harbor's historic downtown, ten miles to Watertown's shopping, restaurants, bars, and 31 miles to the Canadian border. The boat is a 14' aluminum fishing boat with oars, perfect for fishing the flats or out on Black River bay. If you have an electric motor, feel free to bring it. The water at the front of the house is deep (14'), but the surrounding area is shallow, so the water warms up quick in the year for swimming. If you are a smoker, please smoke outside the cottage. This is a great vacation spot! We love it, and feel that you'll want to come back year after year! Our favorite activity to both start and finish the day is to walk down to our dock with a cup of coffee in the morning or a glass of wine in the afternoon and just sit, taking in the view of the area. We call it our "Zen" place, as it is so peaceful and calming. Activities and Attractions: There are lots of GREAT places to eat and drink in Sackets Harbor- our particular favorite is the Sackets Harbor Brewing Company for a great steak. Also, Tin Pan Galley has great food, and the owner, Andy, is a musician and plays his one man band on Friday and Saturday nights. Any of the places overlooking the harbor have great food, too. Pizza at Goodfellas is excellent, as is their Italian food. There is also White Water Rafting on Black River in Watertown, a short drive away, if that suits your fancy. The Paddock Club in Watertown is a bar/ restaurant with excellent food and eclectic decor located in the oldest covered mall in the US. Other things to do would be The Antique Boat Museum in Clayton, the locks up in Mesina, Kayaking on Black River, Antique shopping, Uncle Sam's 1000 Island Boat Tour, boating, day trips to Alex Bay, Old McDonald's Farm in Sackets Harbor, swimming at the small island a short row from the house, fishing, and enjoying life on the water. Other Things to do in the area 1) On Sunday, in the park in downtown Sackets Harbor they have people dressed in the costumes of the War of 1812, in which Sackets Harbor played a large part. They shoot off period muskets, and talk about how life was in 1812. There is a museum there, also. 2) Walk around Sackets Harbor, enjoy the scenery, have a lemonade or a beer at one of the local restaurants on the water, check out the different local shops. 3) Have a great steak at the Sackets Harbor Brewing Company- their 1812 beer is excellent. 4) Drive to Watertown and walk around the historic center of town- they have refurbished many of the old buildings there. 5) Drive around the restaurant area in Watertown; there are lots of first rate restaurants there. 6) Shopping in the Watertown area is also great- there are a few discount stores, the Salmon Run mall, etc. 7) Drive up to Clayton and sit at one of the little restaurants on the St Lawrence River and watch the boats go by. While you are there, be sure to take in the Antique Boat Museum. 8) Drive to Cape Vincent and take the ferry over to Kingston, Ontario. We haven't done this yet, but it is on our list of things to do. We have been to Kingston, and it is a great city to wander around and listen to local jazz musicians; Fort Henry is there, which is another nice attraction. 9) Sit on the lawn and relax, enjoying the beautiful scenery. 10) Use one of our fishing poles that are in the screened in porch (on the ceiling) and throw the line out a few times to try your luck at catching dinner (make sure you have a fishing license). You can buy a fishing license at Walmart in Watertown. You may be able to buy it at the little gas station just north of the firehouse in Sackets Harbor. If you go there, make sure you try their donuts, too... Notes on Catfish Point 1) GROCERIES: At the beginning of the week, you may want to make the 15 minute ride into Watertown to Hannafords Grocery Store to stock up for the week. Directions to Hannafords in Watertown: Follow Storrs Road out to the stop sign, make a left on Military Rd., then the first right on Hess Rd., then left at the end on county rd. 75, to the stop sign. Go left on Rt. 3, over the bridge for Rt. 80 in Watertown, and Hannafords will be on your right side (there will be lots of stores and restaurants in the area there). There is an IGA food store in Sackets Harbor for smaller shopping trips. Directions to IGA Food Store: Take Storrs Road out to the stop sign, make a right on Military road, go over the one lane bridge over the stream and follow the road until you see the IGA on the right hand side. 2) LAUNDRY- There is a laundromat in Sackets Harbor; make the right toward the IGA and go past it about 100 yards and the laundromat will be on the left. There is a card that you will need to use in the key box inside the door on the cottage wall. There may already be money on the card. You will have to put the card into the machine at the laundromat and add money on to it to do your laundry. MAKE SURE YOU BRING THE CARD WITH YOU. They charge $25 for a new card. 3) WATER- Water at the cottage is pumped in from Lake Ontario. It is used to shower with, wash the dishes, brush your teeth, etc. It does not taste good. There will be a couple of gallons of water at the cottage for drinking, coffee, etc. If you run out of water, you can buy it at the IGA food store, or you can go behind the firehouse in Sackets Harbor and buy spring water for 35 cents per gallon. There is nothing that tells you where to put your money behind the firehouse; just look for the spout and put your money in the slot there, and the water will start coming out as soon as the money is put in. 4) CHARCOAL GRILL- if you want to use the charcoal grill, PLEASE be sure to have the gallon bucket (under the sink) filled with water in case of a fire. 5) WOOD BURNING STOVE- If it is cold in the mornings or evenings, and you would like to use the stove, PLEASE make sure you have a bucket of water by the stove in case of fire. Do not start a fire if you intend to leave; DO NOT LEAVE ANY FIRE UNATTENDED. 6) TRASH- Make sure that all trash is put in GARBAGE BAGS FIRST, then in the trash cans outside the door, and the lids are on tight. Burnable trash can be burned in the big steel fire pit on the lawn. You can leave the trash by the big tree at the end of the driveway on Tuesday, and the trash man will pick it up. All trash must be inside a garbage bag, and the tops must be tight on the trash can so that the raccoons do not spread the garbage everywhere. 7) FIRE PIT- If you use the fire pit, make sure you hook up the hose to the corner of the house and have it ready for any fires that may start. The grass close to the steel pit sometimes catches on fire, so you must be vigilant. DO NOT LEAVE ANY FIRE UNATTENDED. Do not use the fire pit on windy days.

Summer 2021 - To help enhance the safety of our guests, we will take extra time and personnel to accomplish extra cleaning and sanitizing per current recommended guidelines will be done at no extra charge after each guest stay. Also, please note our property sits high above Lake Ontario - and a safe distance from the lake. Similar to 2017 and 2019 we do not anticipate any issues for our summer and fall guests. Great sand/gravel beach swimming just steps away from back door. Summer breeze off of lake keeps house cool with windows open. A large 40’ concrete dock for your boat or watercraft. A very private residence located on a rural road. House is fully renovated and furnished with 2 master bedrooms with ensuites and closet space, both with king beds. Extra queen bed in 2nd bed room upstairs for extra guests. There is third bedroom with a queen bed and a fourth bedroom with a double bed - these rooms share a full bathroom. Property includes the use of a large heated swim spa (end of June thru October). There is plenty of shallow water swimming in the lake and a playhouse for the children near the apple tree. Kitchen has all appliances, utensils, pots and pans - and some spices. Outdoor protected patio has a propane BBQ for grilling. Lots of yard space for family games! Secluded woods across the street. We aptly named this property “Bayview” for the outstanding views of Sandy Pond from the second story deck. Walk the stairs from the rear of the home to an amazing view of Lake Ontario on top of natural sand dunes. Enjoy relaxing on the beach, fishing, biking, amazing sunsets and area attractions from one of a few homes in the area offering double waterfront views, a boat dock and amazing Lake Ontario sunsets. ****Please note: For those of you familiar with Lake Ontario, you have probably heard about the very high water levels in 2017 due to increased water levels maintained by the International Joint Commission and a very wet Spring & Summer. We did experience loss of some of our dunes. We also lost our staircase leading down to the beach, which we are currently in the process of replacing. We have cleaned most of the debris & will continue to do so this Spring. The beach & access to it will be ready on or before June 1. The cottage and the attached deck sustained no damage at all. Pictures will be posted when available. The Experience: Start your morning with a cup of hot coffee on the deck overlooking beautiful Sandy Pond and conclude your day roasting marshmallows over a fire on the Lake Ontario beach. Some favorite activities at the cottage include: •Spectacular Sunsets on Lake Ontario from the deck atop a natural sand dune •Views of Sandy Pond from the front deck •The private cove beach only accessible to 3 homes •Swimming in Lake Ontario from the private beach. The water is very shallow up to about 20 yards from the beach making it more “kid friendly” •Boating Lake Ontario and Sandy Pond. We often take trips to Henderson and Sackets Harbor. For those a bit more experienced with a larger boat; the Thousand Islands or Kingston, Ontario area is a great day trip from the house or Henderson Harbor. * “Boater's Beach” is a long, all sandy beach accessible by a short boat ride, 2 miles south. There is also another smaller beach area over a mile away, which is also accessible by boat or a short walk along the shoreline. •Fishing from the dock with the kids for Bass and Sunfish, Sandy Pond for Bass and Lake Ontario for Lake Trout and King Salmon is another favorite activity. There is also an amazing Salmon Run on the Salmon River near Pulaski (20 minute drive). •Fine Dining in Sacket's Harbor (Tin Pan Galley or Sacket's Brewing Co) or Rainbow Shores, 15 minutes south of us. •Watching the kids catch frogs on the pond •Golf at The Elms Golf Course Bicycling on the many scenic rural roads /Seaway Trail •Short daytrips to Old MacDonald Farm, Local Wineries, Taking the ferry to Wolf Island/Kingston Ontario, Thousand Islands and the Adirondack Mountains •Ice Cream with the family at “The Trolley” •Bonfire on the beach after enjoying the sunset—Don’t forget supplies for Smores! The Home: •Location: On a private peninsula between Lake Ontario and Sandy Pond. Large lot with plenty of parking and flat area for a game of volleyball or soccer. The beach changes with the lake water level and weather. At times it is rocky, sometimes it is sandy, but one thing is certain—the privacy and views cannot be beat. Typically the beach is covered with small-medium stones. Depending on the water level we have a lot more sandy area when the water is lower. The water is great for swimming and shallow enough for kids. When in the water, your feet will be on a nice sandy bottom. •Boat Dock: There is a dock for this property on the canal accessing Sandy Pond; which will fit most 20 ft. boats or jet skis. Access to Lake Ontario from Sandy pond is via nearby channel! There is access for kayaks as well. •Decks: The West Deck is atop a sand dune with spectacular views of Lake Ontario. There is a staircase that goes to the private beach. The East Deck has spectacular views of Sandy Pond. What more could you ask for? •Kitchen: Everything in this kitchen is new from the cabinets to the appliances! The second bedroom has a full bed and two single Aerobed inflatable mattresses available for use in the living room. Overlooking the water, our living room is equipped for indoor entertainment with a large Smart TV, board/card games, and an assortment of books. From the back porch, the metal staircase will take you down 15 feet to limestone rock ledges where you can relax in provided camp chairs. It is often slippery, so tread at your own risk. We highly recommend that everyone wear water shoes. We provide life jackets for swimming when the water is calm. Life jackets are required to swim and swimming is at your own risk. Three bedrooms, large living room, two full baths, fully-equipped kitchen, screen porch, dock, good water, glorious sunsets, and the largest lawn on the Shore. A canoe and row boat are included for your enjoyment. The house is comfortably and attractively furnished, and includes a large-screen TV, DVD player, piano, and decent stereo; wi-fi and cable. The master bedroom has a superb king-sized bed and its own (full) bath (with tub and shower). There are two other bedrooms, one with an excellent queen-sized bed and the other with twin beds. There’s a queen-sized pull-out couch in the living room for additional sleeping facilities (and the screen porch can accommodate those who prefer al fresco sleeping). The cottage is convenient to three State Parks on Lake Ontario, with sandy beaches, and several golf courses. The Pond boasts good fishing for pike, bass and panfish (you can fish off the front lawn if you’d like), and of course Lake Ontario is famous for salmon, lake trout and brown trout. (No guarantees from the Management!) You’re only a few miles from the mouth of the Salmon River, known for (you guessed it!) salmon, and just a bit further north is Henderson Harbor, “home of the black bass.” (There are many licensed charter captains nearby to take you “big water” fishing.) The canoe and row boat are ideal for exploring “Little Sandy Creek,” the mouth of which is right out front. Several of the nearby marinas often can accommodate larger boats with short-term slip rentals. Sandy Pond is ideal for small-boat sailing, so if you have a sailboat be sure to bring it. The nearby villages of Pulaski and Sandy Creek can supply all day-to-day shopping needs, and for more extensive “mall” shopping (and entertainments) Watertown is only about a half-hour away (either by I-81 or Route 3, known for decades as the “scenic highway”). The cottage is available for rentals from May through October. Rentals are typically by the week. Summer rentals start Monday and end on Sunday . Longer or shorter stays (3-night minimum) will happily be accommodated in the spring and fall.

THIS PROPERTY IS ONLY ACCESSIBLE BY BOAT. If you don’t have your own boat, then you will need to arrange for a water taxi from Sandy Pond Marina. It’s on a peninsula of sand, but it might as well be on an island because it is only accessible via boat. This private beachfront property will become your family’s favorite vacation spot! Three bedrooms (two full beds on main level, queen bed in the owner’s suite) including an unforgettable owners suite on the top floor w/ a patio over looking Lake Ontario - it’s the perfect spot to enjoy each spectacular sunset. There are two bathrooms w/ showers. The property is very exclusive & private and can ONLY be accessed via a short boat ride from Sandy Pond Marina. It is HIGHLY recommended that you have a boat during your stay, especially if you have children. However, the owner of Sandy Pond Marina is willing to shuttle people to/from the beach house dock for $10/per person/each way. You may also consider renting a boat from Greene Point Marina. There is a full kitchen w/ refrigerator, microwave, ice maker, coffee maker, Primo water pump, and oven/stove. There is also a gas grill available for summertime barbecues. Each night, your family can enjoy a bonfire and S’mores on the beach using the driftwood you collect during the day.
